How it was measured

These are on-site search events recorded by the property’s analytics, split by whether the booking engine returned any bookable inventory for the requested dates. They are guest-initiated searches on the hotel’s own website rather than on a platform or an OTA, so each one represents somebody who had already arrived, already chosen the property, and was asking for specific nights.

Why this is a targeting figure and not an inventory one

A sold-out night is a good outcome. The measurable problem is that advertising continued to run against dates the property could not sell, so a share of those empty results were reached by a paid click that had been paid for twice: once to bring the guest, and again in the opportunity cost of somebody who wanted to buy and could not.

Availability is an input to targeting rather than only a fact about the calendar. It decides which dates are worth buying clicks against, which promotion should run on them, when a campaign should launch given the property’s own booking lead time, and which guest the empty room implies you should be speaking to.

Limits

One property, one analytics implementation, and a window in which that property’s occupancy pattern is its own. The 45% figure should not be read as an industry rate, and a hotel running near capacity would produce a higher one for entirely healthy reasons.

What generalises is the method. Any hotel with site search instrumented can split its searches by whether they returned inventory, and most have never looked.

Reproduce it

In your analytics, find your site search events and segment them by result count. Then compare the empty ones against the dates your campaigns were live on. The overlap is the number worth acting on.
